Ghaziabad Development Authority Launches New FIR Against Ansal Properties Following Dismal Cave-In Incident, ETRealty

GHAZIABAD: Ghaziabad Development Authority is set to file a fresh FIR against Ansal Properties and Infra Ltd following a cave-in at their Sushant Aquapolis Integrated Township that left several vehicles submerged in rainwater.

The incident, which occurred during Thursday’s downpour, brought to light a series of alleged violations by the developer. The heavy rain triggered a 15ft-deep crater at the basement of Apple Tower-7, where an unfenced section allowed water and muck from the adjacent Shahberi drain to flood the parking area. GDA vice-chairperson Atul Vats, who inspected the site, found glaring infrastructural deficiencies.

“The developer’s failure to fence one side of the basement led to the formation of a huge crater. What’s more concerning is that residents were given possession without obtaining completion certificates,” said Vats.

The township, established on 153 acres in Dundahera near Crossings Republik in 2006, has been plagued by incomplete development work. The developer, according to residents, failed to implement crucial infrastructure, such as sewage treatment plants, water systems, internal roads, boundary walls, and parks, as mandated by the state govt’s integrated township policy.

This isn’t the first time that Ansal Properties has faced legal action. In March, GDA filed multiple FIRs against the developer for various offences, including cheating, forgery, and criminal conspiracy. The charges also included irregularities in allocating units under EWS and LIG categories, allegedly involving forged documents. “The FIRs were lodged under BNS sections 318(4) (cheating), 338 (forgery), 336(3) (forgery with intent to harm reputation), 340(2) (forged document), 111 (land grabbing), 329(3) (house trespass), 61(2) (criminal conspiracy), and Section 3 of the Prevention of Damage to Public Property Act 1984 at Crossings Republik police station,” an official said.

Despite repeated written and verbal communications, the developer showed no initiative to address the development issues, the official added.

While Ansal Properties previously dismissed the allegations as “fabricated” and meant to harass them, the recent cave-in, the official said, has strengthened GDA’s resolve to take stringent action against the developer for “compromising resident safety and failing to meet infrastructure commitments”.
