NEW DELHI: DLF has entered into definitive agreements to sell its Kolkata-based IT/ITeS SEZ asset and an adjoining land parcel to Makalu Builders LLP and Gangapurna Projects LLP, subsidiaries of Srijan Realty, for a combined consideration of about ₹670 crore.
Under a business transfer agreement (BTA) executed on February 3, 2026, the company will sell its IT/ITeS SEZ undertaking, comprising DLF TechPark II, along with a freehold land parcel of around 8.15 acres in Kolkata to Makalu Builders LLP. The asset has a gross leasable area of approximately 10.54 lakh sq ft and is being sold for ₹409.86 crore.
Separately, it has signed an agreement to sell (ATS) with with Gangapurna Projects LLP for the sale of around 17.75 acres of vacant land in Kolkata for a consideration of ₹260 crore.
The IT/ITeS SEZ business proposed to be transferred reported a turnover of ₹66.88 crore in FY25, comprising ₹41.74 crore in gross rental income and ₹25.14 crore from maintenance and other income, accounting for about 1.5% of DLF’s consolidated turnover.
According to the company, the SEZ business will be transferred through a slump sale, while both transactions are expected to be completed within around four months, subject to fulfilment of conditions precedent under the respective agreements.
