Online booking for 518 EWS flats in Nagpur under PMAY-Urban 2.0 starts on Feb 24, ETRealty

NAGPUR: In a significant housing push for the city’s economically weaker section (EWS), Nagpur Municipal Corporation (NMC) on Sunday announced the launch of online applications for 518 flats under the affordable housing in partnership (AHP) component of Pradhan Mantri Awas Yojana (Urban) 2.0.

Mayor Neeta Thakre and municipal commissioner Abhijeet Chaudhari said the registration process will begin at 3pm on February 24 and continue till midnight of March 31. Allotment will be done through a computerised online lottery system.

The 518 flats — 210 one-bedroom-hall-kitchen (1 BHK) and 308 two-bedroom-hall-kitchen (2 BHK) units — will come up at Mouza Nari in North Nagpur under the Centre’s Housing for All initiative spearheaded by Prime Minister Narendra Modi.

The built-up area of a 1 BHK flat will be 478 sq ft, while a 2 BHK unit will measure 619 sq ft. The project will comprise 4 buildings of 1 BHK flats and 11 buildings of 2 BHK flats. M/s Sandeep Developers Pvt Ltd has been appointed as the project developer. The Nari housing complex is expected to be completed within three years and will carry a 10-year defect liability period.

Subsidy brings down cost

The base price of a 1 BHK flat is fixed at Rs15,51,672 and a 2 BHK at Rs21,01,748. With a govt subsidy of Rs2.5 lakh per unit, the effective cost for beneficiaries will be Rs13,01,672 for a 1 BHK and Rs18,51,748 for a 2 BHK.

Applicants will have to pay a non-refundable online registration fee of Rs3,000 for 1 BHK and Rs5,000 for 2 BHK. In addition to the flat cost, beneficiaries will bear expenses such as stamp duty, registration charges, urban local body tax, Metro cess, GST, electricity meter charges, document handling fees, society deposit, and legal charges.

The project will have flats reserved for Scheduled Castes and Tribes, Other Backward Classes, and persons with disabilities, as per govt norms.

Major expansion announced

Announcing a larger roadmap for EWS housing, Thakre said the civic body will construct 2,101 additional flats across 4 locations — 840 at Punapur, 240 at Hudkeshwar, 571 at Jaitala, and 450 at KT Nagar — after the Nari project.

She said the upcoming projects will incorporate environmental sustainability measures, including rainwater harvesting systems.

Eligibility criteria

To qualify, the applicant must reside within NMC limits, must not own a pucca house anywhere in India, and the total annual family income must not exceed Rs3 lakh.
