Embassy REIT raises ₹1,400 crore through 10-year NCD issue, ETRealty

NEW DELHI: Embassy Office Parks REIT (Embassy REIT) has raised ₹1,400 crore through a 10-year non-convertible debenture (NCD) issuance as part of its long-term capital raising strategy.

The latest issuance, priced at a fixed coupon of 7.49% for a 10-year tenor, was fully subscribed by a large domestic life insurance company. This marks the second 10-year bond issuance by the REIT in FY26.

With this transaction, Embassy REIT has raised a total of ₹3,400 crore through 10-year NCDs during the current financial year, aimed at extending the maturity profile of its debt.

The NCDs have been rated ‘AAA/Stable’ by CRISIL and CARE Ratings.

Amit Shetty, chief executive officer of the company said, “This latest raise is part of our broader capital-raising strategy to increase the average duration of our debt stack while market conditions remain favorable.”

The REIT’s investor base for NCDs now includes more than 23 institutional investors across insurance and pension sectors.

Talwar Thakore & Associates acted as legal counsel to Embassy REIT for the transaction.
