NEW DELHI: The Maharashtra Housing and Area Development Authority (MHADA) has signed key agreements to advance the redevelopment of the Guru Tegh Bahadur (GTB) Nagar housing cluster at Sion Koliwada in Mumbai.
All cooperative housing societies involved in the project have executed a tripartite development agreement with MHADA and the appointed construction and development agency (C&DA). In addition, MHADA and the agency have signed a construction-cum-development agreement, enabling the project to move into the implementation phase.
The redevelopment will be undertaken on approximately 11.2 acres and will benefit around 1,200 eligible residents. The site earlier housed 25 buildings that were declared dangerous by the Brihanmumbai Municipal Corporation in 2020 and later demolished, requiring residents to relocate.
The project will be developed under Development Control Regulation 33(9) with a minimum floor space index (FSI) of 4.5, including fungible FSI.
Under the plan, three residential towers ranging between 39 and 48 storeys will be constructed. Eligible residents will receive self-contained residential units of 635 sq ft.
Once the commencement certificate is issued by the competent authority, eligible residents will be provided a monthly rent compensation of ₹20,000 during the construction period. MHADA will also undertake maintenance and management of the completed buildings for five years after project completion.
The redevelopment will be executed through a construction-and-development agency model, marking MHADA’s first project on private land under this framework.
The state cabinet had approved the redevelopment under Regulation 33(9) through a construction and development agency in February 2024. Subsequently, through a government resolution issued later that month, MHADA was designated as the special planning authority for the project.
