The Executive Centre India has leased 2 lakh sq ft of premium office space in Avance Business Hub (H09), HITEC City, Hyderabad, from Phoenix Infocity Private Limited.
This deal, documented in a lease deed executed on February 6, 2026, and registered on February 20, 2026, underscores the surging demand for flexible workspaces in India’s key IT hubs amid ongoing corporate expansions, mentioned document shared by Propstack.
The lease covers floors 3 and 4 (office levels 8 and 9) in the warm-shell condition building located at Gachibowli Village, Serilingampally Mandal. At a base rent of Rs 110 per sq ft per month, the monthly outflow totals Rs 2.24 crore, with a 5% annual escalation baked in. The 60-month tenure kicks off from the lease commencement date of February 1, 2026, though rent payments begin August 1, 2026, providing a six-month rent-free fit-out period.
Security deposit stands at Rs 14.39 crore, refundable post-term subject to deductions for dues or damages. The agreement includes rights to common areas, parking, and building maintenance services like 24/7 security, housekeeping, power backup, and elevators, aligning with the site’s SEZ status and amenities such as food courts and clinics.
Hong Kong-headquartered The Executive Centre, a global leader in premium flexible workspaces, is aggressively scaling in India, with plans to invest Rs 125 crore for eight new centers adding 2.6 lakh sq ft across cities including Hyderabad. This Hyderabad lease fits seamlessly into that footprint growth, targeting serviced offices, co-working, and event spaces in HITEC City’s vibrant ecosystem, home to giants like UHG and Mylan.
The deed enforces a 3-year lock-in, 6-month exit notice post-lock-in, and arbitration for disputes under Hyderabad jurisdiction. Fit-out guidelines emphasize green building norms, safety, and no structural alterations without approval.
Hyderabad’s office market remains buoyant, with Avance Business Hub offering easy access via metro and Outer Ring Road. Propstack data highlights such transactions as barometers of investor confidence in Telangana’s IT corridor, where flexible space demand has spiked post-pandemic. This deal, attributed to Propstack-sourced documents, signals The Executive Centre’s bet on Hyderabad’s talent pool and infrastructure edge for multinational clients seeking agile workspaces.
